  • The gate sags visibly on the latch end. This almost always means the bottom hinge pin or bushing has worn oval. The gate drops, the latch misses the strike, and the operator starts working harder to move the panel.
  • The roller wheel leaves a skid mark or groove on the driveway. A flat-spotted wheel stops rotating and drags instead of rolling. You will see a gray or black streak in the concrete where the gate travels.
  • The gate grinds or squeals when it moves. A seized roller bearing or a dry hinge pin makes the gate noisy. If the sound changes after rain, the bushing is likely dry or the wheel is binding on rust.
  • The motor runs but the gate hesitates or stalls mid-travel. A failing hinge or roller adds resistance. The operator’s current sensor sees the load and shuts down, which looks like a motor problem but is actually a mechanical one.
  • The gate post shows cracking around the hinge mounting plate. When a hinge binds, the force transfers into the post. We see this most often on brick columns and older posts in Plano’s clay soil, where seasonal movement already stresses the mount.

You can safely inspect your FAAC gate without touching a tool. Look at the gap between the gate and the latch post, watch the roller wheel as the gate moves, and put a hand on the gate panel while it is closed to feel for play. What you should not do is unbolt a hinge from a loaded gate panel. A residential swing gate on a 400 series can weigh 350 to 600 pounds, and when you pull the bottom hinge, that weight has to go somewhere.
